Q.What exactly is property management?

A.

Property management is a service provided to real estate owners who seek to delegate the day-to-day management of the property to a third-party, such as Bay Area Property Management of Tampa.

Property management includes many services to generate income from the property. This includes acquiring quality rent-paying tenants, maintaining each property to retain/increase investment value and providing online 24/7 access to property management accounts.

Q. Why should I use a property manager?

If you wish to enjoy the benefits of real estate ownership while being an absentee owner, property management may be right for you. Like any other business, we are paid for our services. However, our clients have found that the burden of not having to manage the property or finding tenants or collecting rents is well worth the cost and peace of mind!

A. Simply stated, anyone who owns rental property in the Tampa Bay area who wishes to generate income from the property can benefit from having a property manager.

Q.What types of properties can Bay Area Property Management handle?

A. We’re specialists in managing residential properties, including:

Q. Will I have to deal with tenants directly on maintenance issues?

A. Absolutely not. Our job is take on that burden on your behalf. We will, of course, communicate with you on such tenant and maintenance matters as needed.

Q. What happens if tenants don’t pay their rent on time?

A. Rents are due by the 1st of each month, and are considered late if not received after the 3rd of each month. Overdue rent payments will incur late fee charges. We carefully screen prospective tenants for good credit ratings and payment records to avoid late rent payment and eviction issues in the first place. We will make every effort to obtain payment from the tenant; however, if rent payment is still not received after a specific period of time, we will refer evictions to an attorney who will work with you. Costs for evictions are not included in our fees.

Q. Do you handle commercial properties?

A. Sorry, no. Commercial properties are out of our scope of expertise.

Q. Can you sell my property for me?

A. Yes, through our parent company, Coolidge Realty, Inc., we can sell your property for you. In fact, we’ll even give you a special real estate cash reward for making us your preferred realtor!
